When is the best time of year to find an apartment?

Great apartments are available year-round, but you’ll find the widest selection available for June 1 and September 1.

When should I start my search?

We recommend being well prepared and beginning your housing search 90 days in advance of your start date.

How can I prepare for my search?

Whether you’re on your own or with others, you’ll want to plan on prioritizing any requirements. Start date, budget, proximity to public transit, parking, laundry, and pets are common considerations. From there, other factors that may influence your decision might include preferred neighborhoods, space, or amenities. An experienced agent can help weigh your needs and preferences, offer valuable insight, and present you with the best available options.

What will I need to apply for & secure an apartment?

You’ll need to provide your rental and work history, along with any relevant supporting documents (such as identification, recent pay stubs, or offer letter), complete a credit check, acknowledge the lease terms, and arrange to submit the required upfront costs.

Will applying for an apartment impact my credit score?

No, running your credit through our preferred credit reporting platform will not impact your credit score.

What are the upfront costs for securing an apartment?

Deposits vary but could include first month’s rent, last month’s rent, a security deposit, and the cost of new locks and keys. Your agent will provide you with a breakdown of any deposits required for the specific options you are interested in.

How does street parking work?

Do I need to purchase renters insurance?

We highly recommend purchasing renters insurance to protect your personal property against damage or loss in the event of fire, disaster or theft. 

Am I allowed to make alterations to my unit?

We understand the desire to make your unit feel like home. Before making any alterations or material personalizations, please review your lease and contact your landlord for approval.

What about the Apartment Condition Statement?

If your landlord collected a security deposit, you’ll receive an Apartment Condition Statement. This form must be returned to your landlord within 15 days of receiving it or within 15 days of moving in, whichever is later. It will include detailed instructions and your landlord’s contact information should you have any questions. 

How should I address maintenance issues?

If you encounter a maintenance issue at the property, please reach out to the maintenance contact listed on the front page of your lease. They will respond to your request and schedule any needed repairs to keep your home comfortable and well-maintained.

How do I renew my lease?

Whether you’re planning to renew or move at the end of your lease, please contact your landlord by the required date listed in your lease to discuss renewal options or give notice of your plans to vacate, so they can guide you through any process to ensure a smooth transition.

What if I need to end my lease early?

If you need to vacate before the end of your lease term, please review your contract and notify your landlord as soon as possible to discuss your available options. In many cases, they will engage our services, and we’ll work on securing a new tenant to take over your rental as quickly as possible.
